At Rocky Ledge Estates (RLE), we’re calling on you—our singular visionary partner in this Limited Partnership (LP)—to take hold of a no-doubt rare opportunity I just hinted at. Picture this: your most intimate support group—brothers, sisters, moms, dads, aunts, uncles, cousins, and best friends—gathering in one of our Private Resort Homes (PRHs) for an unforgettable, week-long experience.

Discover the Rocky Ledge Estates Experience

Near  the beautiful Burney Falls in northern California, each of our eight private resort homes (PRHs) spans 4,300 square feet of luxurious real estate across six bedrooms and six bathrooms—each within this private shared residence under a single rental agreement.

King Suites: Couples share two upstairs living arrangements, each with a spacious suite and a luxurious private bathroom with a shower and separate tub.

Bunk Bed Suites: Each of our two suites features two queen beds and two top bunks. They're perfect for kids or adventurous adults who might need to stage a mini-revolt. And each suite has a bathroom all to itself.

An oasis of 1,500 sq/ft, private courtyard with a firepit, spa, and BBQ that’s soundproofed so you can tell jokes and only the 16 people around can hear you, and with no acoustic message going next door. Private and concealing while being as fun and comfortable as possible, the courtyard could host a family secret Comic Relief event.

Creatures, Cars, Canoes, and Colts: Family members of the four-legged kind are welcome. 

Each of our eight PRHs has over four acres, with room for four horses (bring your own, or lease them from us). The event center is located on 11.48 acres with 2.2 million acres of Shasta Trinity National Forest out our back gate!

Affordable Luxury for All

Divide the costs among us, and the not-so-fabled resort fee, the cleaning, and the insurance set us back a mere $2,300 per family for the week. Six couples drop the cost per family even further. We take turns whipping up gourmet meals; my contribution is a fish fry featuring local hatchery trout (just grab a pole and a license!). Our food budget resembles a good night at home, and the bar tab hasn’t been this low since, well, the last time I mixed cocktails at home.

Year-Round Adventures Await

Choosing from eight private resort homes (PRHs), we’re reserving all four seasons:

  • Winter: Downhill skiing from the summit of Mount Shasta, or snowmobiling straight from your back door into the 2.2 million acres of Shasta-Trinity National Forest.

  • Summer: Discover the wonders of Lassen Volcanic National Park, located a mere 37 miles to the south, where your group can hike along the many miles of private trails.

  • Whenever you desire: Cast a line, cycle, sail, or trot around riding horses on your 4+ acres and beyond.

Your Role as Our Partner

Our vision needs partners—maybe you could become the one—to see it and help gather groups in support of it. Visioning this on YouTube, Uncle Lucky Larry, our owner-builder, shows off how this construction team—hired as employees, not subcontractors—builds high-efficiency, low-cost homes that save 20-30% per unit. And the GP—General Partner, for those not in the know—manages the construction so well, he makes our vision of not inflating costs anywhere, travel/overnight/all-the-other-kinds-of-fees included, a reality. And this team ain’t just building PRHs. They’re securing their own future, upgrading their lives, and settling, in the words of Roseanne Rosana dana, somewhere in the GEM.

Eliminating profits (20-30%) from developers and commissions (10%) on land saves us thousands every year. And the foundation of all these savings is real estate. Sure, it's got trade-offs.
