Each family includes parents and children and of course the pets are welcome! When one family discovers the value of our Private Resort homes with Equal Luxury Suites and the private courtyard with a spa, BBQ, bar and firepit, and they learn that they are able to laugh out load all night long due to the soundproof walls and the large gated estate, they immediately invite their family and friends to join them.
Each family pays only $250 per night! The single reservation is for $1,000 per night with a one week minimum. There is so much to see and do you need a full week to maximize the magic.
Evolve Vacation Rentals collects the cleaning fee of $350 and the 10% occupancy tax, along with a small insurance premium to cover up to $3,000 in damages. All these fees are equally split between the group of four. So the total expense for one week is only $2,050! Since most visitors will drive their own vehicle and we are less than a tank of gas away from over 5 Million potential guest, this is an easy sell for one family to get the other three!
The owners reserve two weeks each year for their families and we trade another two weeks for points so we can travel to a new vacation spot every quarter, that leaves 48 weeks for rentals. 48 x $6300 ($7K - $700 for 24/7 Concierge Services) that is $302,400 per parcel. We have eight estates, so that is a whopping $2.419M per year. Our latitude is Mediterranean and our elevation is a perfect 3,182. We have FOUR fabulous seasons!
Now look what happens if we raise the per night fee to only $300 per family! Now the LLC has $2.9 M in rental income per year! This is why this may be the 9th Wonder of the World!
