Rocky Ledge Estates LLC presents a compelling alternative to traditional REIT investments. With a robust operating agreement in place, we enable a single CPA firm to manage the business efficiently during both construction and operational phases. Our investor provides a line of credit for up to $10 Million.


We then work with Evolve Vacation Management, who, for a modest 10% fee, handle the marketing of our rentals across major platforms including Airbnb, VRBO, Google, Bookings and others. This keeps our business streamlined and efficient with five-star reviews!


Our unique approach allows us to build properties at lower costs and operate them more efficiently. This approach combined with California's Prop 13 will established base year values, a restricted rate of increase on assessments of no greater than 2% each year, and a limit on property taxes to 1% of the assessed value (plus additional voter-approved taxes). With legacy estates this saves thousands of tax dollars resulting in higher ROI for heirs.


Evolve also handles several logistical aspects on our behalf: they collect occupancy taxes and remit them to the county, they collect cleaning fees and pay local cleaners, and even collect a damage insurance premium to protect against unforeseen mishaps. Our properties earn them a 3X commission over traditional short-term rentals because our single contract has four couples sharing the costs.


Our model proves its worth with each Private Resort Home pulling in $6,300 per week. With eight of these resorts running for 48 weeks a year, the speed of capital recovery for our investors is nothing short of impressive. Meanwhile, families enjoy a private suite for only $250 a night, along with shared amenities in the courtyard and five acre gated resort estate.


In comparison to traditional Short-Term Rentals (STRs) that average $300 per night—with no space for extended family or friends—our Private Resort Homes command an impressive $1,000 per night. It's a win-win solution that sets us apart in the real estate investment landscape


Once the LLC repays the entire line of credit, the operating agreement allows our heirs to become the highly paid managers—complete with travel expense accounts that let them explore the world for expansion opportunities.
